Get your Houston Residential Maintenance Agreement for the low price of $189 per year for your first HVAC System and $89 for each additional system. You will receive two Scheduled HVAC inspections per year by a qualified technician. The lack of proper inspections and maintenance is a common cause of most home Air Conditioning and heating problems. Houston Residential Maintenance Agreement provides these semi-annual inspections each year and are designed to prolong the life and efficiency of your systems. If you are a BJ’s Environmental PMC customer you also will qualify for a 10% parts and labor discount on any future repairs as well as a 10% discount on the purchase of new equipment during the period you hold your PMC.
Spring Schedule
- Check condenser coil and evaporator coils
- Inspect blower wheel
- Check refrigerant charge
- Inspect all air filters
- Inspect and adjust belts and pulleys
- Lubricate motor and bearings
- Check thermostat calibration
- Clean evaporator coil with coil cleaner (if accessible)
- Inspect controls and safety switches

Fall Schedule
Light up and safety inspection (gas heat)
- Inspect heat exchanger for cracks

- Check thermocouple

- Check pilot safety
- Check for gas leaks
- Inspect controls and safety switches
- Inspect flue pipe
- Check combustion air openings
- Check operation of safety controls
- Secure all panels
- Check temperature and performance
